Golden Visa · Property and residency
Considering the UAE property-investor Golden Visa? Bring your property plans and your questions. We help make the requirements and next steps easier to understand.
A considered beginning
Whether you already own in Dubai or are considering a purchase, a clear conversation comes first. We help organise the property information and practical steps; the relevant authorities assess eligibility and decide the application.
Dubai's property-investor Golden Visa service provides a route to renewable ten-year residence, subject to the applicable requirements and approval.
DLD's published criteria refer to qualifying property worth at least AED 2 million. Ownership documents and the applicable valuation requirements need to be checked for your case.
Mortgages, joint ownership and off-plan purchases need individual review. A price tag alone does not establish eligibility or guarantee a visa.
Personal guidance
A property decision and a residency application each deserve careful preparation. We help you bring the information together and understand what needs to happen next.
The process
Share your existing property or purchase plans, ownership arrangements and residency goals.
Review the relevant route and confirm the documents needed for your circumstances.
Organise the documents, agreed service scope and required appointments.
Complete the authority's checks and required attendance. Approval and timing remain with the authorities.
The service package
A personal service package, per applicant. Your written quote confirms the services and charges included for your application.
The package includes government and DLD fees, medical fitness, Emirates ID, typing, translations, attestations and personal coordination, as confirmed in your quote.
Family applications are quoted separately. Comprehensive, valid health insurance is required for the investor and family throughout residency. Insurance is arranged at cost. Confirm these additional amounts before proceeding.
A little clarity
Useful starting points for a personal conversation.
DLD's criteria allow one or more properties registered in the applicant's name to meet the stated threshold. The ownership documents and individual circumstances still need review.
GDRFA criteria require your share of a jointly owned property to be worth at least AED 2 million. The ownership documents and application route need individual review.
A mortgaged property may be considered, with additional bank evidence required. DLD asks for a bank no-objection letter and information about amounts paid and outstanding. Confirm the applicable requirements with the authority before relying on eligibility.
ICP's published guidance includes certain off-plan purchases from approved local developers. The project, registration and application route need checking. We can discuss the property options without assuming that every launch qualifies.
Family sponsorship may be available under the applicable rules. The documents, fees and requirements depend on the family member and circumstances; family applications are quoted separately.
Timing depends on document readiness, appointments and the authority's checks. We explain the expected steps for your case, without promising a fixed approval date.
Tell us your budget, preferred home and longer-term plans. We can discuss suitable properties and the residency considerations together, with eligibility checked before you rely on it.
Official guidance: Dubai Land Department and ICP Golden Residency. Requirements may change.
